NY Developer Proposes Condo in Downtown Fort Lauderdale Designed by Peacock Architects.
A Brooklyn, New York-based developer has proposed a 9-story condo in downtown Fort Lauderdale.
On Tuesday, the city’s Development Review Committee will consider the application by 404 NW 1 LLC, managed by John Russo and Eleonora Hroncich of New York Concrete. The developer acquired the vacant, 0.29-acre site at 404 N.W. First Ave. for $2.65 million in October 2021.
Totaling 85,505 square feet, the project would feature 25 condos and 30 parking spaces. There would be two private pools on terraces on the third floor. The rooftop would feature a pool, a gym, a yoga room and a lounge.
The condos would be larger than a typical condo, ranging from 1,187 square feet with two bedrooms to 1,725 square feet with three bedrooms.
Fort Lauderdale-based attorney Courtney Callahan Crush, who represents the developer in the application, couldn’t be reached for comment. Fort Lauderdale-based Peacock Architects and New York-based INOA Architects designed the project.
In December 2021, another company managed by Russo and Hroncick proposed a 53-unit multifamily building in Fort Lauderdale. It has yet to start construction.
There's been a multifamily development boom in Fort Lauderdale, but recent proposals have been mostly rentals. However, there are many wealthy families moving to the city that might want a large condo that’s more affordable than the typical home.
